EPA DATABASE SEARCHES

The regulatory search involves researching Federal, State, County and Municipal regulated databases for facilities that are located within a specified distance from the subject property. We review the records and determine if the subject property or a surrounding property is regulated and if there are known or suspect risks to the environment.

The Database Search will come with a report stating whether any issues identified are a concern to the property. At this time, we may recommend further investigation if risks are identified.

Environmental Transaction Screens

A Transaction Screen Report is conducted with a site visit to obtain information from the current owner of the property regarding past and present site operations as well as if any environmental conditions have occurred at the property. 

An Environmental Transaction Screen is a form of environmental due diligence that is less comprehensive than a Phase I ESA but more comprehensive than a Database Search.

Record Search Risk Assessment

A Record Search Risk Assessment (RSRA) was developed by the Small Business Administration (SBA) for lending money to commercial properties. It includes the following:

  • EPA Database Search

  • Property Summary

  • Risk Level

  • Environmental Assessment

  • City Subject Property Records
